One of the city's oldest railway districts, with a suburban station, the Integral Coach Factory and Chennai Metro tunnelling under way.
Perambur is a north-central Chennai locality (PIN 600011) with a long railway history. The Perambur workshops date to 1856, the station was built in the 1860s, and the Integral Coach Factory opened in 1955. Madhavaram lies to the north, and Kolathur, Sembium and Agaram are neighbours.
Today the area is well served by rail. Perambur station is on the Chennai Central to Arakkonam suburban line, with two more stations, Perambur Carriage Works and Perambur Loco Works, serving the railway workshops. Chennai Metro Phase 2 will add an underground Corridor 3 station at Perambur and another at Perambur Barracks Road, and tunnelling is under way.

Metro status. No metro station is open in Perambur yet. Tunnel boring on Corridor 3 reached the Perambur (South) shaft in January 2026, and by August 2026 the first machine had completed nearly 600 m towards Pattalam along Perambur Barracks Road, with about six months left on that drive. A source for the Purple Line gives December 2027 for the underground sections, and another gives 2028, so treat any date as a target.

Flooding history and the metro works are the two things to look at closely here.
Mercury lists three registrations: TN/29/Building/055/2024, TN/29/Building/043/2024 and TN/29/Building/0069/2024. Search them on the Tamil Nadu RERA website and confirm which one covers the tower and home you are shown, along with the registered completion date.
Perambur was among the localities with significant inundation in the October 2024 northeast monsoon reports, when the Perambur High Road subway was among those closed, and it was named among the areas affected in the December 2023 cyclone. Residents and studies also blame encroachments on canals and the blocking of a drainage channel during the station redevelopment. These are residents' and study claims rather than official findings. Ask about the site's ground level and stormwater arrangements, and speak to people who live nearby.
Tunnelling runs under Perambur Barracks Road at depths of up to about 30 m. Ask how it relates to the routes you would use every day, and confirm the metro timeline with Chennai Metro Rail Limited.
For the 5 BHK floor villas, ask about the land share and how maintenance is charged, and compare them with the 4 BHK apartments on the same campus.
Ask for a written cost sheet with the base price, GST, stamp duty, registration, maintenance deposit and parking, and tie each payment to a construction stage.
