Where Casagrand's Newest Chennai Projects Are
The newest registrations are the best guide to where Casagrand is building now. They cover five parts of the city and a range of prices from ₹58 lakh to above ₹3 crore.
North and north-west Chennai
Buyers who work in the north and west of the city
Aquagrove in Madhavaram (₹1.04 Cr to ₹2.12 Cr), Zodiac in West Mogappair (₹77 L to ₹1.65 Cr) and Ventra in Kattupakkam (₹1.01 Cr to ₹3.37 Cr) were all registered in 2026.
Adyar
Buyers who want an established south Chennai address

IT professionals on the southern corridor

South-west: East Tambaram and the Outer Ring Road
Buyers who want a lower entry price

What Shapes Where New Projects Appear
Three forces explain most of the recent activity: the metro, the IT corridor and the ring road belt.
Chennai Metro Rail Phase II
The second phase of Chennai Metro Rail adds three corridors: Madhavaram to SIPCOT, Light House to Poonamallee, and Madhavaram to Sholinganallur (Union Cabinet approval, PIB). Between them they are planned to serve Madhavaram, Perambur, Adyar, Thiruvanmiyur, Sholinganallur, Porur, Vadapalani and Poonamallee, among other areas. The lines are being built and opened in phases, and dates have moved before, so check CMRL for the latest.
For a buyer, a planned station is a reason an area gets attention. It is not a promise about prices or about when a line will open.
The IT corridor south of the city
OMR and the stretch through Siruseri and Kelambakkam continue to draw buyers who work in IT and services. Casagrand has projects across that belt, including Holachennai, Cloud9, Jarvis, Suncity and Estoria, and Glenmere in Thaiyur is one of its 2026 registrations.
The Outer Ring Road and GST Road belt
Highcity on the ORR and Estia in East Tambaram are Casagrand's 2026 registrations on the south-western side. Casagrand's page for Highcity lists the airport about 12 km away and Tambaram railway station about 9 km away. Older neighbourhoods along GST Road, such as Pallavaram and Chromepet, already have Reva, Casamia and Madelyn.

Watch Casagrand's own Chennai listing
The developer's Chennai project listing is the primary source, and it carries status filters for New Launch and Pre-Launch. Check it every few weeks.
Search recent registrations on TNRERA
A registered project appears on rera.tn.gov.in with the promoter's name, location and completion date. It is the first check to make on any project.
Tell us what you are looking for
Send your budget, preferred area and move-in date. We will reply with the newest projects that fit, and you can compare them against what is already open.
Ask for the registration number first
Whatever you hear about an upcoming project, the TNRERA number tells you whether it can be checked. If there is none yet, hold off paying and read the pre launch guide.
Wait for an Upcoming Launch or Buy What Is Open Now?
The right answer depends on when you need keys.
A project that launches now with a 24 to 36 month window would hand over between late 2028 and late 2029. One that launches next year would follow that by about a year. Waiting for an upcoming launch is therefore a way of moving your keys date later, not sooner, and it makes sense only if the location, price or home type you want is not available today.

A project that launches now with a 24 to 36 month window would hand over between late 2028 and late 2029, and a project launching next year would follow that. If your priority is an earlier move-in, an under construction project will usually get you keys sooner than waiting for a new one. If you want first pick of homes and can wait, a launch may suit you.
Will new Casagrand projects be close to a metro station?
We cannot say for a project that has not been announced. For any project you are considering, check where it sits relative to the Chennai Metro Rail Phase II corridors and confirm the opening dates with CMRL, because those dates have moved before.
Is an upcoming project the same as a pre launch?
